Nothing. Joining and using Appraised is completely free. You only pay a 0.5% introducer fee (or 30% of your commission, whichever is higher) when a property you win through Appraised successfully completes. Simply add 0.5% to your target earnings when setting your fee to the vendor. You set your own fee and it is entirely your decision what you charge.

No. There are no contracts, no tie-ins, and no minimum commitments. You can use Appraised as much or as little as suits your business.

You can deactivate your account at any time. Any properties already under instruction remain subject to the introducer fee if they complete, but you have no ongoing obligations.

Sellers must provide their contact details and confirm ownership intent. We also verify the property address exists and cross-reference with Land Registry data. You receive verified, motivated sellers - not tyre-kickers.

You receive the full address, property type, our algorithm-generated estimate with comparable sales data, any details the seller has added (bedrooms, improvements, photos), and their selling timeline. This helps you prepare an informed valuation.

Sellers indicate their timeline when requesting a valuation. You can see whether they're actively selling, planning within 3-6 months, or just exploring options - so you can prioritise accordingly.

We limit the number of agents per property to ensure quality over quantity. Typically 3-5 local agents are invited to submit valuations, giving you a genuine chance to win the instruction rather than competing against dozens.

No. Unlike some comparison sites that charge referral fees for prominence, Appraised presents all agents equally. We don't rank agents, we don't give paying partners priority placement, and we don't influence seller decisions. Your proposal stands entirely on its own merits.

That's entirely up to them - and entirely up to you to influence. We present your valuation, fees, and marketing strategy alongside other agents, but we have no involvement in the seller's decision. It's your expertise and your pitch that wins the business.

Yes. During registration you define your service area by postcode districts. You'll only receive opportunities within your specified coverage.

Yes. You can pause your account at any time from your dashboard. You won't receive new opportunities until you reactivate, but any existing proposals remain active.

You're notified by email as soon as a property in your area is submitted. The sooner you respond with a strong proposal, the better - sellers often engage with the first agents to reply.

Your desktop valuation is shown to the seller (or instructing party) on their dashboard. If they select you for a formal market appraisal, you receive their contact details and can arrange a visit. The seller also receives your details so they can reach out directly.

No. We're a lead generation platform, not a comparison site. We don't rank agents by “performance” metrics that can be gamed or influenced by payment. We simply connect motivated sellers with local agents and let them compete fairly. Sellers see all proposals equally and make their own choice.

Never. We provide sellers with the information to make an informed decision, but the choice is theirs alone. Your success depends on the quality of your valuation, your fee structure, and how you present your services.

Appraised is a brand of Prospect PS Ltd, a property services company that has managed property sales on behalf of solicitors, local authorities, OPG deputies, and charities for over 15 years. As a panel member, you receive desktop valuation requests from both Appraised homeowners and Prospect PS instructing parties.
